Encapsulation seals an asbestos roof under a bonded coating system to lock fibres in place. This is a legitimate interim option for commercial sites, rentals and budget-constrained property owners where the roof is structurally sound but full asbestos roof replacement isn't yet on the cards.
We assess friability, sheet integrity, weathering, prior repairs and any active leaks before recommending it. Encapsulation is not appropriate for friable, cracked, hail-damaged, or actively leaking roofs, those require full removal under a Class A licence. Where suitable, we power-wash the surface, apply a primer compatible with asbestos cement, then a flexible elastomeric top coat, sealing all fastener heads and sheet overlaps.
Encapsulation does not discharge your asbestos register or management plan obligations under the Health and Safety at Work (Asbestos) Regulations 2016, and the asbestos must still be declared at sale.

Most Auckland homes built between 1940 and 1990 used asbestos-containing roofing somewhere, corrugated Super Six sheets on garages and sheds (very common in West and South Auckland), asbestos cement tiles on houses, or bituminous asbestos underlays beneath metal or tile roofs. Visual inspection alone is unreliable; the only sure test is a lab sample. We'll do this for you as part of your free Auckland quote.
Yes, in most cases. The work area is sealed and contained, and indoor air remains separated from the work zone. Some Auckland families choose to be out during working hours to avoid the noise, but it's a personal preference, not a safety requirement.
Strictly speaking, an unlicensed person can remove up to 10 m² of non-friable asbestos in a non-work setting, but the moment your roof is weathered (and most Auckland roofs are, given our UV and salt spray), it becomes friable, and Class A licensed removal is required. For roofs of any size, we strongly recommend licensed removal. The fine for non-compliance is far steeper than the cost of doing it properly.
If your asbestos roof is damaged in a storm, hail or other insurable event, most NZ household policies will cover full replacement (not just patch repair, since asbestos roofs are not safely repairable). Talk to your broker, we provide the inspection report your insurer will need.
Asbestos removal notification goes to WorkSafe NZ, not Auckland Council, but Auckland Council does require correct disposal documentation, and the council's approved transfer stations (including Greenmount and Whitford) keep records of every load. We handle all of this for you.
A standard Auckland residential asbestos roof removal and replacement runs on average 5 - 7 working days. A garage only removal is usually a 1 - 2 day job. Steep North Shore cliff-top sites or restricted-access inner-city homes may run a day or two longer.
